GROUNDBREAKING CEREMONY FOR ‘LOFTS ON LANDIS’ SET FOR MARCH 20
 
On March 20 at 1 p.m., Chula Vista officials will celebrate the groundbreaking of “Lofts on Landis,” a new mixed-use affordable housing community located in the heart of downtown at 240 Landis Avenue. Lofts on Landis is the first mixed-use project approved under the City of Chula Vista’s Urban Core Specific Plan and the result of a unique partnership between Wakeland Housing and Development Corporation, the Family Health Centers of San Diego and the City of Chula Vista. The City approved $2 million in U.S. Department of Housing and Urban Development (HUD) HOME Investment Partnership and Neighborhood Stabilization Program funds for the project.

Located one block west of Third Avenue on an underutilized site that has remained vacant for nearly ten years, the multifamily development will help revitalize the area by creating a new community of 33 affordable homes. It will also offer parking and office space for the nearby Chula Vista Family Health Center.

“We are so pleased to have found a partnership that provides a better use for this vacant parcel,” said Family Health Centers of San Diego CEO Fran Butler-Cohen. “The Lofts on Landis project will not only bring new affordable homes to Chula Vista, it will help us better provide the valued healthcare services we give to the community by creating additional office space and new off-street parking for our employees.”

Third Avenue Village Association (TAVA) Executive Director Luanne Hulsizer added, “TAVA is looking forward to the development of this project which will provide residents access to quality affordable housing while being centrally located to the Third Avenue Village business district where they can easily access shopping, dining and professional services.”

The 33-unit development will consist of 6 one-bedroom, 15 two-bedroom, and 12 three-bedroom apartments with rents ranging from $506 to $1,209 per month. The homes will be targeted to working families earning between 30% and 60% of the area medium income.

"Wakeland has enjoyed a good relationship with Chula Vista’s city leaders and residents ever since we built our first affordable housing community here in 2008,” said Wakeland’s President and CEO Ken Sauder. “We are thankful to our partners for bringing us this opportunity to create a new, attractive and affordable complex in the heart of Chula Vista that will remain a community asset well into the future.”

Lofts on Landis will feature a number of energy-saving and sustainable features such as solar panels, drought-tolerant landscaping, high-efficiency lighting and Energy-star appliances. Other energy efficiency efforts include seeking LEED certification at the silver level, two EPA certifications for the Energy Star Version 3 and Indoor Airplus, as well as an SDG&E California Advance Home.

The development team for Lofts on Landis plans to keep business owners and residents around the project informed of construction activities with an email newsletter that will include updates on potential impacts on traffic and parking in the area.
